That’s where EV Realty comes in – we are developing a network of grid-optimized, large-scale EV charging hubs for delivery, logistics, services and vocational fleet customers.  Our depots serve multiple commercial fleets in secure, high-power locations with guaranteed charging access and availability, and are located proximate to major logistics corridors within last-mile delivery/duty range of urban population centers.  By aggregating multiple fleets onto shared private infrastructure in grid-ready locations, our depots reduce upfront and recurring costs for fleets, optimize charging times and provide high utilization rates.
 
Role Summary
The Manager, Real Estate is responsible for origination, diligence, acquisition and administration of site control rights for EV Realty’s electric vehicle charging hub projects. The Manager, Real Estate will be a key member of a team of development, finance and engineering specialists charged with the development and commercialization of the Company’s growing project pipeline in California.  Candidates should have significant prior professional property acquisition experience with ability and expertise to perform fee title due diligence activities, landowner/broker research and outreach, negotiate site control agreements (i.e., leases, easements, options, purchases) and administer site control agreements from execution through to construction and operations.  Familiarity with industrial, infrastructure, data center or distributed energy development from project siting through to construction and operations is strongly preferred. 

Principal Responsibilities & Key Results

  • Define, manage and implement site acquisition efforts with the goal of negotiating and securing property to support the Company’s EV charging hubs
  • Identify, screen and qualify potential sites, including developing and managing consultant and broker relationships in multiple target markets
  • Perform site due diligence and research into land attributes and project constraints including valuation, title, layout, traffic, political, local, cultural and project development issues
  • Secure properties in multiple target markets including negotiation of LOIs, leases, easements, options and purchase agreements
  • Develop and manage property owner relationships including contract administration, payments, taxes and development of internal tools, processes and databases to manage real property holdings
  • Conduct fee title due diligence, identify preexisting liens requiring curative work and manage review of title commitments and title curative work to support initial site control as well as future non-recourse financing activities
  • Research property values and other sources to inform market rate commercial terms
  • Manage and direct external resources across multiple sites in the Company’s target markets, including brokers, land consultants, attorneys, surveyors and title insurance specialists
  • Assist development and finance teams to design and implement innovative real property finance structures and asset-level capitalization strategies 
  • Coordinate with the Company’s GIS specialists to produce lease exhibits and other mapping requirements required for real property transactions
  • Represent the Company publicly to a wide array of stakeholders including property owners and their agents, local officials and community organizations
  • Knowledge & Skills

  • Fundamental understanding of real estate and title concepts and terminology
  • Experience performing property ownership due diligence, establishing contact with owners and negotiating site control agreements
  • Demonstrable regional knowledge of real estate matters, land acquisition consultants, law firms, brokers etc.; direct California experience and professional network relationships preferred
  • Professional experience working on commercial and/or industrial real estate, experience with distributed energy or infrastructure projects strongly preferred
  • Strong interpersonal and communication skills with ability to successfully communicate in all situations with internal and external stakeholders
  • Demonstrated success with complicated contract negotiations
  • Ability to manage multiple projects simultaneously
  • Proven ability to foresee issues, act proactively and create solutions and recommendations
  • Ability to work in a fast-paced environment
  • Ability to work independently with a high level of motivation
  • Strong reporting and project management skills

  • Qualifications

  • Mission-driven to combat the effects of climate change by tackling the urgent problem of decarbonizing the transportation sector at scale
  • Undergraduate degree in business administration, legal studies or related field of study; advanced degree(s) preferred
  • 7+ years of professional work experience in commercial or industrial property acquisition and contract negotiation; strong preference for prior experience in siting distributed energy, standalone battery energy storage or EV charging projects 
  • Willingness to travel to engage face-to-face with project stakeholders
  • Valid U.S. drivers’ license
