As Senior Project Manager you will be responsible for overseeing the full project life-cycle of design and construction for Zoox’s various real estate assets.  Our capital projects include a wide variety of typologies.  For example, office, amenity, engineering/R&D, manufacturing, testing/proving grounds, fleet operations, fleet charging, and fleet service sites.  Project sizes, complexity, and budgets will vary from $50K to $30M+.  

You will own project delivery beginning with pre-lease site due diligence and project planning all the way through project occupancy and closeout.  Tasks include but are not limited to pre-design planning, partner procurement, architecture and engineering, pricing, negotiations, financial planning and management, construction execution, and overall risk mitigation.  The role is highly strategic and requires someone able to adapt easily to multiple project types and company priorities.  A successful person in this role will be passionate about all things related to real estate development (real estate selection, design, numbers, schedules, contracts, communication, results, etc.).  You will get incredible satisfaction from creating highly-optimized and creative solutions in support of the company's mission to design, develop, manufacture, and operate the next generation of mobility.  

Compensation
There are three major components to compensation for this position: salary, Amazon Restricted Stock Units (RSUs), and Zoox Stock Appreciation Rights. The salary range for this position is $123,000 to $202,000. A sign-on bonus may be offered as part of the compensation package. Compensation will vary based on geographic location and level. Leveling, as well as positioning within a level, is determined by a range of factors, including, but not limited to, a candidate's relevant years of experience, domain knowledge, and interview performance. The salary range listed in this posting is representative of the range of levels Zoox is considering for this position.

Vaccine Mandate
Employees working in this position will be required to have received a single dose of the J&J/Janssen COVID-19 vaccine OR have completed the two-dose Pfizer or Moderna vaccine series. In addition, employees will be required to receive a COVID-19 booster vaccine within two months of becoming eligible for the booster vaccine.

Responsibilities

  • Responsible for leading multiple capital construction projects of various complexity from initiation thru close-out. 
  • Responsible for the execution of the entire project lifecycle.  This includes pre-design, RFP, contract negotiation, design, engineering, bidding, permitting, construction, and commissioning.
  • Manage all facets of a project including comprehensive budget management, schedule, procurement, quality & risk
  • Partner with internal cross-functional teams at all levels to develop project programs and work plans to meet project charters.  
  • Drive both internal and external stakeholders to meet deadlines required per the project schedule.
  • Engage during site selection and due diligence periods to understand existing building conditions and lease terms to help develop realistic preliminary schedules, budgets, and alternates
  • Gather stakeholder programmatic information, perform technical due diligence, provide analysis, and broker resolution between competing program priorities.  
  • Lead development of highly-optimized designs with both internal and external partners.
  • Gather and understand detailed project infrastructure (A/MEPS) requirements, options, and alternatives including initial cost estimates.
  • During design, engineering, and contract execution, provide key feedback and decision-making with partners as the Owner’s representative.  This includes both technical infrastructure and non-technical office/amenity programs. 
  • Develop and recommend project delivery methods (Design-Build, Design-Bid-Build, or other)
  • Develop and execute RFPs for architects, engineers, contractors, and vendors through a detailed RFP process, including commercial and legal negotiations
  • Complete bid review and analysis and make formal recommendations to leadership for capital funding approvals
  • Provide weekly executive project summaries for leadership review and discussion
  • Create and maintain the project budget, including securing internal approvals for capital funding
  • Serve as the primary point of contact for all internal and external project team members from lease execution through project turnover
  • Professionally represent Zoox’s interest at all meetings with Consultants, General Contractors, and suppliers
  • Continuously bring forward innovative ideas, past experience, and knowledge as the Owner’s representative.
  • Engage and maintain a positive working relationship with the local jurisdictions/departments
  • Drive entitlements, permits, and contracts required in all phases of the project
  • Control change requests and required approvals per the budget and schedule.
  • Create and monitor control systems for cost estimates, value engineering, budgets, schedules, and change orders
  • Review and approve architect, engineer, contractor, and vendor invoices against approved POs
  • Qualifications

  • Bachelor’s or graduate degree in a related field such as Architecture, Construction Management, or Engineering required
  • Minimum 10-15+ years of industry experience with 5+ years of direct Owner-side design/construction project management
  • Deep experience leading capital projects between $2M-$30M+
  • Extensive knowledge of the current SF Bay Area and West Coast construction market
  • Deep experience in technical (R&D, manufacturing, industrial or related) design and construction.
  • Deep experience directing architectural and engineering design, along with reviewing and commenting on associated documents and specifications.
  • Deep experience guiding both general and specific design decisions for a large variety of project typologies (e.g. from office/amenity to a drive-in thermal chamber to a manufacturing facility)
  • Expert knowledge to procure, analyze, negotiate, and directing architect, engineer, vendor, and contractor contracts and other legal documents
  • Strong understanding of various project delivery methods and cost tracking, including both design and construction.
  • Expert knowledge of design and construction industry best practices, building codes, and accessibility to be able to direct architects, engineers, and contractors
  • Strong knowledge of MEP systems, including both engineering and construction
  • High proficiency in Bluebeam and MS Project, with P6 highly desired.
  • High proficiency in Excel, particularly in budget development, budget management, and project-specific tasks (e.g. coordination of equipment lists and associated MEP-specific requirements, using Zoox-developed templates)
  • Exceptional written and verbal communication skills, including presentations at the executive level
  • Strong ability to produce and maintain project budgets and schedules and conduct financial analysis
  • Strong ability to produce and deliver effective, concise, and persuasive presentations and project status reports for leadership
  • Strong ability to successfully manage multiple projects at one time while independently maintaining priorities
