The Role:
As a Real Estate Investment & Development Associate you will support the expansion of EV Realty’s owned real estate portfolio, comprising both operating low-coverage industrial assets and green/brownfield sites held for development as high-powered EV fleet charging facilities. Reporting to the Head of Real Estate & Development and collaborating closely with in-house Data Science, Engineering, Product, Business Development and Finance teams, you will take on ownership of market coverage for up to four US markets for acquisition and pre-development of new properties. Requiring a better-than-institutional understanding of how real estate value is actually created and captured, the role will involve all activities typical of a real estate acquisition process – including sourcing, underwriting, diligence, and investment committee memo preparation/presentation – as well as power infrastructure, entitlement, and commercial considerations unique to EV Realty’s high-powered real estate thesis and fund mandate.
This role will be located in San Francisco, CA or Los Angeles, CA.

Key Responsibilities
Deal Sourcing & Relationship Management
Build and maintain strong relationships with brokers, landowners, developers, and other market participants
Proactively source off-market and marketed acquisition opportunities in target infill submarkets
Develop and manage a consistent pipeline of actionable opportunities aligned with Company strategy
Track market activity, including comparable transactions, listings, and emerging supply dynamics
Represent the firm in meetings, site tours, industry events, and broker outreach
Acquisitions & Underwriting
Lead preliminary screening and financial analysis of inbound opportunities
Build detailed financial models (DCF, IRR, development scenarios, sensitivities)
Evaluate key investment considerations including power availability, site constraints, zoning, access, and alternative uses
Translate complex analyses into clear investment recommendations for internal stakeholders
Prepare investment memos and presentations for senior leadership
Transaction Execution
Support negotiation of LOIs and purchase agreements
Coordinate and eventually lead due diligence processes with internal and external stakeholders
Work closely with legal, technical, and utility partners to assess feasibility and risk
Maintain organization and momentum across multiple concurrent deals
Market & Strategic Insight
Develop deep expertise in target markets, with a focus on infill industrial, commercial, infrastructure-oriented sites in high-barrier, mission-critical locations
Analyze trends in EV charging, fleet electrification, and power infrastructure constraints
Identify new sourcing channels and strategic partnerships to enhance deal flow
Provide actionable insights to refine acquisition criteria and market focus
Knowledge & Skills
Mission-driven to combat the effects of climate change and global warming by tackling the urgent problem of decarbonizing the transportation sector at scale
Specific experience with infill industrial, IOS, EV/AV mobility, or data center properties a plus
Familiarity with power infrastructure, EV charging, or utility processes a plus
Strong financial analysis and modeling skills
Excellent working proficiency with MS Office Suite (Excel, Word, PowerPoint) including ability to write detailed formulas and macros in Excel
Excellent communication and interpersonal skills, with the ability to collaborate effectively with internal teams and external partners
Demonstrated ability to work collaboratively within and lead multi-disciplinary teams while earning buy-in from team members
Ability to summarize complex issues and opportunities into succinct and actionable deliverables
Enthusiasm and aptitude for problem solving and quantitative modeling/analysis
Strong attention to detail
Qualifications
Bachelor's degree in business, finance, accounting, or real estate-related field with a strong academic record
2-4 years of experience working in a commercial real estate acquisitions or capital markets capacity
