Living Carbon is seeking an experienced, diligent, and proactive Enterprise Land Lease Account Executive to identify and engage with potential Landowner partners to develop our reforestation projects. This role plays a crucial role in expanding Living Carbon’s presence in the market, developing relationships with strategic landowner partners, and ultimately securing land access for reforestation initiatives on degraded land, primarily former agricultural and abandoned mine lands in Appalachia. The primary focus will be on communicating the value of Living Carbon’s reforestation projects to enterprise land owners while expediently negotiating and managing land lease agreements with them to facilitate planting of our photosynthesis-enhanced trees as part of mixed stand plantings. This role will be the pioneering business development member in our target markets - building a book of business of large enterprise and mid-market landowners in our target markets and managing the full sales cycle to maximize the climate impact of their land.

Responsibilities

  • Land Identification: Identify potential land parcels and landowners that meet our criteria for viable reforestation projects, considering factors such as land suitability (ie. total acreage, land attributes, previous land use etc.) but also economic viability (ie. title diligence, subsurface mineral rights etc.) 
  • Engagement and Negotiation: Engage in negotiations with landowners to secure land lease agreements that align with Living Carbon’s reforestation objectives.
  • Due Diligence: Conduct thorough due diligence on potential land leases, including legal, environmental, and financial assessments to ensure compliance with regulatory and project finance requirements.
  • Lease Agreement Development: Collaborate with legal teams and other internal stakeholders to contribute to evolution of comprehensive land lease agreements that take into account market feedback.
  • Stakeholder Relationship Management: Build and maintain positive relationships with potential future and existing landowners, proactively addressing their concerns, communicating the value of Living Carbon’s projects, and ensuring smooth communication throughout the deal cycle.
  • Pipeline Management: Manage and maintain a robust pipeline of potential landowner partners, diligently tracking progress and ensuring timely closure of agreements.
  • Strategy Development: Incorporate insights from landowners, market analysis, and other stakeholders to inform Living Carbon’s go-to-market strategy in Appalachia.
  • Qualifications

  • Experienced Closer: 5+ years of experience in a closing sales role with a track record of hitting and exceeding quota in a competitive environment. Ideally with experience negotiating and closing land lease or other real property agreements in the context of environmental or carbon projects.
  • Due Diligence Skills: Strong knowledge of real estate transactions, land leasing, or legal agreements with the ability to conduct due diligence effectively.
  • Stakeholder Engagement: Excellent interpersonal and communication skills, with the ability to build trust and maintain positive relationships with a diverse set of landowners and internal teams.
  • Self-motivated problem-solver: Comfortable operating and problem-solving in a fast-moving organization, working on inbound and outbound opportunities across a range of landowner types, while exhibiting a growth mindset, intellectual curiosity, and ambition.
  • Organized and Detail-oriented: Diligently manage and maintain accurate records, documentation, and reports related to partnership agreements, negotiations, and progress to goals.
  • Team Player: Collaborative mindset with ability to work seamlessly with cross-functional teams within Living Carbon.
