Role Summary

The Project Manager, Construction (Production & Manufacturing) works closely with the Real Estate, Design, Operations, and Purchasing managers and shall lead production facilities construction projects to ensure all financial, administrative, contractual, and technical aspects of multiple projects are being executed, as required. Facilities associated with this role are production related with a specific focus on the construction execution of site work, site civil, site utilities, excavations, building foundations, building structure, concrete slabs, and building enclosure/envelope. 

The facilities project management team consists of project managers and associated support staff who directly oversee vendors, subcontractors, and/or general contractors. The primary function of the Project Manager, Construction is to provide construction-related project management services and may report to either the Director of Construction or Senior Manager of Construction, Facilities. The Project Manager, Construction is the primary contact for internal and external business partners as well as leaders/stakeholders for all construction activities. The Project Manager, Construction is also the first line of defense in setting and maintaining construction quality standards and expectations across all projects. 

Responsibilities

  • Develop work plans, delegate and manage Rivian construction staff responsible for overseeing the performance of general contractors, and occasionally directly trade subcontractors  
  • Monitor the work for compliance with schedule, budget, quality, safety, and overall conformance with the contract documents 
  • Project responsibility covers from concept (via Operations/Real Estate managers), design, construction, and beyond to include handover to operations, closeout, and ongoing warranty & maintenance 
  • Establish or review subcontractor and vendor RFP documents (scope narratives, schedules, etc.), attend job walks and selection/award review meetings 
  • Review contract documents and monitor procurement, pre-bid conferences, and evaluations 
  • Coordinate activities with other Rivian staff, departments, and public agencies 
  • Resolve field construction problems in coordination with engineering staff, third parties, and other agencies as necessary 
  • Attend progress meetings, develop status reports, and deliver presentations, as required 
  • Recommend policy and procedure improvements 
  • Assist in negotiating with contractors regarding changes to the design, construction work scope, and schedules 
  • Develop and implement a quality audit program, monitor contractor corrective actions, and ensure a quality project conforming to plans and specifications 
  • Resolve claims, suggest ways to mitigate impacts, and develop workarounds while maintaining project schedules, budgets, and quality expectations 
  • Support Rivian safety vision and comply with all safety rules, policies, and procedures 

Qualifications

  • Lead a construction team “the Rivian way,” providing professional influence on the work exemplifying respect, leadership, commitment, vision, and teamwork. 
  • A bachelor’s degree in engineering, architecture, or construction management is preferred
  • Minimum 5 years of managing project teams, and a minimum of 10 years of leadership experience managing construction projects of similar size and complexity
  • Direct work experience on projects with a high level or volume of civil-related construction in the production, manufacturing, industrial, pharmaceutical, and data center sectors is strongly preferred.
  • Ability to effectively solve problems and conflicts  
  • Ability to plan, coordinate, and provide leadership in the execution of complex, fast-paced, and/or unorthodox construction projects 
  • Knowledge of theory, principles, and practices of construction 
  • Knowledge of multiple project delivery methodologies, including; design/bid/build, design/build, GMP, and cost plus, and partner with Finance / Purchasing on best methods needed per project 
  • Ability to delegate and manage multiple PMs effectively, including the ability to train PMs to Rivian office and field quality standards 
  • Ability to support and provide a “customer service mentality” for multiple internal stakeholders effectively 
  • Ability to assess the operational effectiveness of contractors and subcontractors 
  • Possesses written and oral communication skills to support decisions and recommendations 
  • Conduct meetings and provide effective leadership to construction team members 
  • Lead site walks through the facility with a focus on project status, manpower, quality of completed works, and forward-looking schedule reviews to ensure site readiness 
  • Lead project-specific quality walks to train and maintain project teams on Rivian completion standards and ensure cross-project standards alignment for total build plan consistency 
  • Ensure actionable feedback on all meetings and quality walks is broadcasted to all key team members and that relevant updates are transitioned fully back to the Basis of Design (BOD) or into other active projects as needed 
  • Monitor and review budgets within established parameters 
  • Ability to analyze and interpret technical materials accurately and effectively 
  • Effective in making objective decisions 
  • Strong knowledge of construction and engineering drawings and specifications and submittal and RFI processes related to effective project management 
  • Demonstrated interpersonal skills 
  • Ability to work with construction contractors, vendors, and consultants 
  • Demonstrated analytical skills  
  • Demonstrated subject matter expertise in civil construction including grading, excavations, and underground utilities 
  • Demonstrated subject matter expertise in building core/shell construction including building foundations, building structure, building enclosure, and roofing
