About the Role:           
 
At Bowery Farming, we are building the most agile supply chain in the food industry.  A world where agriculture gives back to the people and planet more than it takes.  As part of that vision, we are seeking a Director of Corporate Real Estate to be a driving force in our rapid expansion.  The Director of Corporate Real Estate is tasked with creating a new corporate real estate function that supports all areas of Bowery’s business.  The successful candidate will also lead Bowery’s real estate planning, site selection, due diligence, and business entitlements processes for new industrial facilities across the U.S. and internationally.
 
This role sits on the company’s Farm Expansion Committee and contributes to the capital planning process, including the multi-year Facility Capital Budget.  This role reports directly to the Senior Vice President of Build and Launch and is based out of Bowery Farming’s headquarters in New York City. We follow a hybrid working model.

Based in New York City, Bowery is the largest vertical farming company in the United States, serving major e-commerce platforms and more than 850 grocery stores in the Northeast and Mid-Atlantic regions, including Albertsons Companies (Safeway and Acme), Amazon Fresh, Giant Food, Walmart, Weis, Whole Foods Market, and specialty grocers, with produce that's harvested year-round at peak freshness, delivered within days of harvest. What You'll Do:

  • Develop and execute a new corporate real estate strategy which optimizes the company’s real estate portfolio, reduces occupancy costs, and supports the company’s long term business plans.  Work cross functionally with Legal, Finance, Supply Chain, Commercial, and other internal teams to ensure that corporate real estate activities are aligned with Bowery’s organizational structures and financial cycles.
  • Create and lead a team of internal and external professionals capable of executing the company’s real estate strategy.  Provide leadership and coaching to grow and develop team members.  Maintain performance and accountability of the team’s results through frequent reporting of metrics and KPIs.  Drive the real estate team to achieve and surpass goals for sites accepted in Farm Expansion Committee and speed to lease or purchase agreement execution.
  • Create a comprehensive real estate database of all Bowery’s industrial and commercial real estate holdings including key trigger dates for renewals and lease administration activities.  Create abstracts of all Bowery leases in a consistent format and English translations of all international leases as required.  Administer and update the database regularly including access to internal and external stakeholders.  
  • Establish and maintain relationships with Landlords and Property Managers.  Work with Operations, Engineering, and Construction teams on issues related to lease compliance, modification, and administration and liaise with Landlords and Property Managers as necessary.  Ensure existing leases are formally audited on an annual basis including base rent payments, rent escalations, taxes, insurance, and common area maintenance (CAM) charges.  Collect reconciliations and recoveries as required.
  • Evaluate the company’s incumbent corporate real estate partner for brokerage and real estate transaction services.  Ensure that scopes of work, assigned personnel, staffing levels, and program schedule compliance are adequate to support Bowery’s real estate strategy and fees are competitive.  Own and maintain this key vendor relationship.
  • Establish long term business relationships with developers in market geographies and verticals that will enable Bowery to select new sites and scale its business faster.  Deliver a robust pipeline of deals which allow for the properly paced and sequenced opening of new farms in a capital efficient manner.                                                     
  • As a leading member of the Farm Expansion Committee, contribute to analytics related to real estate availability, labor and customer demographics, utility availability and cost, transportation logistics, and business incentives.  Prepare actionable real estate business recommendations and proposals for consideration by the Farm Expansion Committee and for inclusion in Capital Appropriations Requests (CAR) to the Executive Leadership Team (ELT).  
  • In cooperation with other internal functions including Legal and Construction, oversee initiatives related to site selection including site due diligence, site development cost estimates, development entitlements, and business incentives.
  • Manage the strategic occupancy planning of the corporate home office and regional offices while leading the project team responsible for moves, adds, and reconfigurations.

  • Who You Are:

  • Progressive leadership experience within a corporate real estate environment, preferably with a large national footprint and rapid growth history.
  • Strong understanding of current commercial and industrial real estate environment in the US, experience in site selection within major MSAs in North America.
  • Managed a commercial lease portfolio across multiple states with multiple Landlords.
  • Strong knowledge of commercial/retail real estate lease documents and leasing processes.
  • Motivated self-starter with demonstrated ability to recruit, train, and lead a real estate team in a fast-paced growth environment.
  • Strong communication, research, and problem solving skills required.  Ability to present information effectively and respond to questions from executive team members, property owners, tenants, and local government officials
  • Demonstrated ability to effectively establish relationships with and interact with the real estate development community including developers and brokers.
  • Strong business acumen and negotiating skills required.  
  • Ability to prioritize activities and carry out multiple assignments concurrently while holding self and others accountable.  Ability to work under pressure and meet deadlines.
  • Outstanding interpersonal and communication skills and proven experience in cultivating collaborative working relationships with teams across an organization.
  • Excellent judgement, high ethical standards, and integrity required.
